What it does

CREDevSim is a desktop LP/GP waterfall engine for CRE developers, GPs, and analysts. Enter your capital stack, debt structure, and lease-up assumptions and watch IRR, promote, and capital calls solve in real time.

Native Windows desktop CRE deal model built by a fund-audit CPA, the one that gets after-tax LP returns, depreciation recapture, 1031, and Opportunity Zone math right, for ground-up development, construction-to-perm, and LP/GP waterfalls. Deterministic and fully offline.

CREDevSim is the CRE deal engine I built as a fund auditor, the one that carries your deal all the way to the after-tax return your LPs actually keep. The tool is free. I am the CPA behind it, and I work with GPs and syndicators directly on the deals that need a second set of eyes. I am a CPA and former Big 4 auditor. I read your deal before your investors do, the after-tax return, the underwriting, the waterfall, checked with the same rigor I used auditing real estate funds.
