Buying or renting somewhere to live is one of the biggest decisions most of us ever make. Yet we research it with 20 browser tabs, random forum posts, and gut feeling. The data exists. Crime, schools, prices, deprivation, flood risk, planning. All public, at least in the UK. Just buried in 40+ government datasets nobody reads. With Yupa, you can search any UK address or area and ask questions about it. AI agents fetch the data, you get a data-backed answer. Dashboards too if you prefer visual.

A while back, I built a simple app to track stocks. It pulled market data and generated daily reports based on my risk tolerance. Basically a personal investment assistant. It worked well enough that I kept going. Now, the same framework helps me with real estate: comparing neighborhoods, checking flood risk, weather patterns, school zones, old vs. new builds, etc. It’s a messy, multi-variable decision—which turns out to be a great use case for AI agents. I trained a 125M-parameter transformer to autocomplete piano performances in real time (~108 notes/sec on an iPhone 15). The idea is basically GitHub Copilot or Tabnine, except instead of prompting it with code, you prompt it by playing a few notes on a MIDI piano. The model then continues what you played, entirely on-device. The app is free if anyone wants to try it.
